Fire Risk Assessment Management
Your Homes Newcastle (YHN) is the arm’s length management organisation (ALMO) that manages a housing stock of 26,500 domestic dwellings on behalf of Newcastle City Council and Leazes Homes.
As the managing agent YHN have the delegated duty of carrying out fire risk assessments (FRA) of 42 high risk residential buildings, 31specialised housing buildings, 595 mid and low rise blocks and 3 operational buildings. The fire risk assessment are carried out by an in house fire safety team consisting of a Fire Safety Compliance Officer and two fire risk assessors.
One of the primary challenges faced by the team was the ability to set, track and report on any actions that were highlighted as part of the FRA, historically this had been a challenging and manually intensive process that proved difficult to control.
YHN’s Fire Safety Compliance Officer recommended that a new approach was required to ensure a fully auditable FRA process was embedded with greater autonomy and resilience as key attributes.
Following a review of the available options QuidvisRisk were engaged to work with YHN in the development and implementation of a fire risk management system that included a multi-platform assessment app and a web-based portal.
The QuidvisRisk system has proved to be an invaluable tool in demonstrating compliance with legislation, regulation and best practice relating to fire safety. The app is easy to use and via the risk management system any identified task can be allocated directly to the relevant business areas or contractors for completion with evidence recorded upon closure. This provides a robust audit trail for every risk we resolve, additionally we can upload all building certificates and policies relevant to each building, contributing to the Golden Thread of information across our whole estate.
